Rising damp: the most frequent cause for a humid masonry

Rising damp is one of the most frequent causes for wet masonry. The rising damp can appear if the horizontal barrier is leaking in connection with the vertical barrier or is totally absent. Then the masonry has direct contact with the ground. The humidity of the ground can rise upwards through the tiny pores in the substrate. Most have this space in the absence of the horizontal barrier responsible for the fact that water from the ground can be soaked up and migrate up in to the wall.

How far the humidity rises, upwards, depends on the pore size in the wall, the wallpaper or the coating as well as the degree of humidity of the ground. However, the substantial height of 1 metre of wet masonry is often crossed. Even if the ground pores are responsible, rising damp needs a route of transport to reach upwards. It finds the way in the form of small joints, the capillaries which show the way up.

However, before a treatment against rising damp, you will need to be sure about the reason of the damp, because different causes are also fought differently. The diagnosis, in any case, should be left with a specialist.

Building preservation: Redevelopment measures according to the exact analysis

Under building preservation one understands the totality in analyses and measures which leads in the result to a comfortable residential quality without humidity in the masonry. Unfortunately, rising damp, damp and wet walls have become, in the meantime, a widespread subject and not only with old buildings. A comprehensive preservation contains not only the damage analysis and continuing measures to the renovation like the drying out, dry lapping and mould fight, the knowledge of preventive measures for the protection and her conversion with a new construction is as important. Also already with the new problems with moisture and humidity can appear by not expertly explained works or the lack of drying.

If the plaster starts to crumble, spots appear on walls or there are signs of mould, these things should be evaluated by every home owner as a danger signal, whether the building is old or new. As a result, the first measure is for a professional specialist to analyze and examine the architectural state of the property, and initiate measures for the construction protection to avoid more damage. Since only one professional company disposes of the most modern technology and the most recent materials for an optimum renovation, sealing, dry lapping and fighting mould.

To effectively preserve the integrity and value of the property but also to preserve the health of the inhabitants of said property, an extensive and comprehensive restoration process is carried out. In the evaluation the professional company will present proposals for the renovation to the home owner. The suggested measures for the construction protection are laid out in such a way that after the conversion they lead to a permanently dry environment and a healthy residential climate. Because the most frequent cause is the penetration of wet masonry, technologies are at a premium like the impregnating water-repellent and modern injection procedures for preservation.

Cellar renovation: if a house protects and insulates in its roots

The cellar is the space in a home which is particularly endangered and can infect with humidity the masonry of the whole house. Piercing humidity from the outside and also the condensation through cold rooms lead from wet and damp external walls, to mould formation and disagreeable smells. It is clear that a reasonable cellar renovation adds not only to the value preservation of your home, but also often helps to save considerable heating costs.

The analysis of the architectural state and all necessary measures to a cellar renovation should always be carried out by a professional company, because only the specialists recognize the weak spots of the house in every detail and can suggest suitable methods and procedures for a cellar renovation. If the cellar is classified as  too cold, it can be isolated with insulating materials which prevent that the cold climbs upwards.

If humidity is ascertained in the cellar through visible water droplets in the masonry or mould on the walls, a cellar renovation is absolutely necessary. Before the expert begins with the drying out or dry lapping, he must find out the exact cause for the humidity. Humidity caused by a leaking pipe is quickly repaired of course, a cellar renovation becomes more intricate if universal humidity is ascertained. A frequent problem is the climbing up of humidity which comes through the ground because of a damaged sealing. Today, modern methods of hydrophobic coatings are used, through injection technology a masonry creme is introduced that spreads out, hardens and develops to a waterproofing layer which prevents damp to migrate up the wall.

Damp walls: Self-diagnostic not recommended

Penetrating damp caused through generations of mould, cracked walls or extreme cold is the most serious problem in a home. Not only the structural material is attacked, also people’s health is endangered. However, the causes are not always evident at first sight, even an expert cannot easily say where from the humidity comes from. In most cases wet surfaces are caused by climbing up humidity, but this is not true 100% of the time. Therefore there is no universal remedy against penetrating damp; the origin must be determined through measurements so that an appropriate solution can by applied.

If you notice the first signs of penetrating damp, it is recommended to immediately contact an expert. In the meantime you also can use drying devices to eliminate the air humidity. However, this does not solve the root of the problems with penetrating damp and only treats the symptoms, but can be used until the expert arrives.

For the diagnosis the expert will use professional instruments for the measurement of condensation and damp. Problems with penetrating damp can be solved with different renovation options. With the method of excavation it needs to be considered that one destroys, perhaps, outside arrangements which must be restored afterwards. Also an injection can take remedial action in which a suitable substance is injected into the masonry.

Facade sealing: if no humidity lives in the masonry

The facade is the first eye-catcher of the property and conveys also the first, important impression. As an external layer of the house it’s also the area which is exposed the most to the weather. If no sufficient facade protection exists, serious effects and damage can be suffered, not only by the facade, but by the whole masonry. An unprotected facade is permeable and leads to penetrating damp into the masonry. This not only leads to damage to the structural materials but the penetrating humidity in itself can cause an increase in heating costs and a perceptibly worse climate space. Humidity also causes dirt to accumulate on the facade, with the result that the facade becomes blotchy and unsightly..

No one wants to let it come this far of course. Therefore, a professional should be hired at the first sight of humidity. The professional analyses the state of the facade and suggests effective measures for the improvement and dry lapping. A widespread preventive measure is the facade sealing. It ensures that penetrating damp does not reach from the outside into the masonry. The dirt can be rinsed by an efficient facade sealing lighter which holds the exterior paint as well as the plaster for much longer.

As the most modern procedure for facade sealing, nanotechnology has the means to provide for a lasting protection which pays for itself. Two developments of this technology are used as a facade protection solution. While the so-called “silanization” leads to a lasting, mineral change of the surface qualities of the facade, a painting against micro-organisms is applied with a facade sealing with  Nano silver technology for the protection from mould and algae infestation.

House fungus: the mushroom with incredible destructive effect

The house fungus is a mushroom which destroys dead wood and can prosper in suitable hollow cavities for years, before the first fruit bodies become visible on the masonry. One recognises this fruit twill by the level figure and the brownish colour which is surrounded with a white downy edge. The destructive strength of the house fungus is huge, it can destroy whole wooden support beams within one year causing it to lose all of its load-carrying capacity. Not only wood, also plaster, masonry and old concrete can suffer from the house fungus and be affected particularly badly,

To fight this pest a specialist should be consulted because to make a judgement on the affected area requires a specialist’s experience and skills. Extensive renovation work is often necessary after the removal of the fungus, which can entirely destroy wood and weaken or compromise masonry. In addition, an analysis must be made the why house fungus originated in the first place. Because this mushroom lives on humidity, suitable renovation work like dry lapping of the masonry or installing a drainage all around the home are often reasonable and necessary measures.

Hydrophobic impregnation of masonry

When talking about “Hydrophobic” one understands the water-repellent impregnation of fine pored capillaries which can cause damp in the masonry, in the mortar and also cement plaster which are primarily responsible for the penetrating damp provided for humid external walls. The entry of rain is prevented by the hydrophobic coating which, in turn,  prevents unsightly salt bulges forming because of  dampness on the walls.

Silicone resins or Siloxane are primarily used, these are the ingredients used for the hydrophobic substance which coat the pores of the substrate in liquid form, in organic solvents or also as a cream in such a way that the absorbency is considerably decreased. The hydrophobic substance itself can proceed in different ways. What’s important for the effectiveness are clean as well as smooth surfaces on the stones and mortar joints.

A distinguish should be made between the surface treatment or depth treatment of the hydrophobic substance. With the depth treatment it penetrates deep down and builds up a stable protective effect which leads to lasting improvements, however, there is no visible change of the treated surface. Therefore, the hydrophobic treatment should not be looked at as a general solution, but it should always be carried out with the implementation of an exact analysis of the isolated case, also because these procedures are not reversible.

Injection technology: modern technology on the masonry dry lapping

Damp in walls caused by rising damp is a very widespread problem and forces people and technology to come up with quick solutions over and over. Today for an effective renovation, drying out, dry lapping, impregnation and different sealing methods, modern procedures and technologies are used which bring the least architectural changes with themselves as well as guarantee a relatively low renovation expenditure while having the best efficiency and lastingness that can stand up to the highest of claims.

Today, the different procedures of injection technology which could achieve pioneering results in recent times are to be used with the drying out by masonry. Rising damp is ordinarily blocked with a correct construction method with a horizontal barrier. If this barrier does not exist or it is defective and leaking, it will cause moisture penetrations, efflorescence as well as spalling and water droplets to appear in the masonry and plaster, fungus and mushroom infestations are promoted and can lead to considerable health hazards as well as damage to the masonry.

The horizontal barriers in the masonry which is impregnated by a hydrophobic substance are renewed by a specific injection technology. In addition a liquid or cream-like water-repellent is introduced by means of an injection procedure with or without pressure in the masonry, it spreads out, hardens and provides for the impregnating barrier which stops the damp from penetrating. With this injection technology no masonry must be used which decreases the renovation cost considerably. One finds other uses for the injection technology with the joint grouting with the so-called veil injections which are used with low pressure or light pressure. Also a construction sealing against vertical penetrating damp can be made with the help of the injection technology.

Mapping of masonry constructions: objective analysis catalogue and package of measures

Mappings are graphic and textual documentations which play a very important role in construction and renovation. They give an objective orientation and planning  necessary to help and offer just about anything with the construction or renovation of masonry, it’s a common instrument for all involved departments. The mapping of masonry constructions encloses several components which are systematised under the aspects of the recognition of the damage caused, the calculating of the extent of the necessary repair measures and the definition of the single measures. The sense of the mapping of masonry constructions, primarily, consists in the fact that all involved crafts are given have which was provided objectively which forms base for a successful working implementation and can be pulled up of course by faulty implementation also as a proof or proof.

A mapping is a catalogue which is built up systematically and with the mapping of masonry constructions above all the categories of the construction-historical, constructional and restuarical documentations which encloses damage mappings, the restoration draughts, maintenance draughts and renovation draughts as well as the measure documentation. For the upcoming repair and renovation is of course the catalogue of the damage pictures of decisive meaning because he forms the basis for the definition of the necessary measures. A main part are, on this occasion, the categories Material loss and Material accumulation. The analysed material loss becomes partitioned once again in the description of the process like the degree of the separation by chipping off or crumbling of structural fabric and in the description of the remaining structural fabric.

Crusts, growth, efflorescence and also graffiti paintings belong to the material accumulations. Just  efflorescence are spread very much and point to an insufficient moist protection. The mapping of masonry constructions serves here to analyse the degree and the cause of the humidity to be able to select the suitable procedures and measures for the dry lapping.

Plaster Restoration: complementary measures for the dry lapping

Restoration systems are complementary measures for the dry lapping of damp and wet external walls which exist of different components. Such systems exists of the rough cast restoration plaster which serves as the reduction of the suction ability and the custody group. The basic plaster or also pore reason plaster should prevent another salt load, while the real restoration plaster stops above all the rising damp in which it decreases the capillary conductivity of the water decisively.

Before putting together the restoration system with the single components weighted, one must first implement some purifications. If the humidity is a cause for  the salt consistency, the cleaning of subsoil is required. Now if the measures are suitable in each case, restoration systems can be selected and carried out. A well thought-out restoration system should be applied particularly when the available plaster is damaged by salts and penetrating damp and you can already see damages in the masonry. The goal of every cleaning system is to stop the climbing up dampness by a horizontal barrier in conjunction with the vertical barrier.

While the vertical barrier protects mainly against rain and moisture on the side, a horizontal barrier prevents the expansion of the climbing up humidity. This humidity protection can be explained as hydrophobic, this is a water-repellent impregnation which penetrates by an injection procedure inside the pores of the masonry. Horizontal barriers and vertical barriers should be looked like single restoration components and the whole restoration system is always both of these elements working together to achieve a dry lapping of the masonry successfully and to stop humidity.

Restoration of wall plaster in the cellar: if crystallization of salts are present on the surface

Wet and damp walls are a well known problem, particularly with old buildings that can lead to considerable damage of the structural materials of the masonry, health concerns of the inhabitants and to the depreciation of the property. The penetrating water can be stopped by measures to the outside; sealing and impregnating a hydrophobic substance into the masonry and initiating the drying process of the humid masonry.

When salts are present in the structural materials, they start to crystallize. There originates a volume enlargement which generates a crystallization pressure which is responsible for the fact that the plaster of the wall chips off and can be destroyed and in the worst case even the masonry structure can be damaged.

Now with a wall plaster restoration this problem can not only be repaired, but also prevented. Because the cellar rooms are the most vulnerable rooms concerning wet and humid walls, a special reason comes up to wall plaster restoration in the cellar. The wall plaster restoration  in the cellar receives effects by the combination of the strongly diminished liquid conductivity of water by the hydrophobic coating and the relatively high steam shaped porosity. It is reached because the humidity enclosed in the masonry can evaporate, while the hygroscopic water admission is prevented.

The restoration of wall plaster in the cellar therefore provides for a  parallel effect plus ensuring that rest of the salts located in the masonry do not crystallise themselves in the cleaning surface, so that a dry surface can freely originate from salts. A steam permeable layer completes the restoration wall plaster system with the aim that a stop can be offered to other damages of the structural materials because of salts. The restoration of wall plaster in the cellar should be explained, in any case, by an expert because he disposes of a skilled knowledge base about the most modern materials and methods.

Saltpeter: the salt with an organic origin

Saltpeter refers to a salt that is formed only by oxidation of organic matter and subsequent reaction with the lime in masonry. Saltpeter has a dry and crystalline structure, but is not comparable to the efflorescence of masonry, as it has an organic origin.

If saltpeter is found at home, it could be a former agricultural construction or a property that was located on agricultural land. In any case nitric efflorescence indicates that moisture has penetrated from the outside into the brickwork.  What’s important to know is that nitric acid itself is not dangerous, the salt is odorless and does not spread through the air. Nevertheless, it is of course advisable to come to the cause of penetrating damp and to eliminate it.

Saltpeter is hygroscopic, that is, it attracts the moisture and stores it. That should  be considered when you want to find the cause for removing the moisture and, once nitric is deposited, it is not easy to remove the deposit immediately.

Space drying: to the lowering of the air humidity

Wet and damp walls are a big problem primarily in many old buildings. Not do they damage the masonry and raise heating costs, but they also increase health risks. The residential quality is thereby decreased as well as the value of the property all together. The rise of damp within the affected space is also not to be underestimated in this connection, a faulty heat insulation or a not yet visible mould or mushroom infestation is already often sufficient to raise humidity. Therefore, beside the renovation of the masonry for the removal of the cause of the humidity, a drying out of the space is also often necessary to the lowering of the air humidity and is advisable.

Space drying can be carried out through different means, methods and procedures. Sometimes this can be achieved with the correct winds although a distinction should be made between push winds and constant winds, the latter being better than the former. If no lowering of the humidity occurs then a dehumidifier may have to be used. There is the possibility of the application of an electric dehumidifier or a chemical dehumidifier.

Chemical dehumidifier work with materials like granulate materials or silicates which drains the water directly from the air in a container or soaks it up. This type of drying out has the advantage that it acts completely without noise, however, this dehumidifier must be exchanged every now and then. Electric ones have a chill compressor which takes up the humidity of the air moved by a ventilating fan, allowing for condensation and freezing of water. If the layer of ice becomes too thick, switching over from dehumidifying to heating causes the water drips in a container.

Wall drainage, from wall to exchange for injection

The wall drainage is a very important part in the renovation of an old property. Moisture damage can thereby be eliminated in various ways, we are differentiating in electro-physical processes in the horizontal section method, injection method and in the wall exchange. In addition to this drainage, waterproofing and restorations systems can be used.

Prerequisites for a successful separation wall is that shocks are avoided and the load transfer is made during the exchange. Often the sawing method is used with the advantage that bricks and a large wall thickness can be separated. As a cross-sectional seal to prevent rising damp, metal foils, plastic foils or plastic plates are used. As a complementary measure restorations systems apply since there is still  moisture, which dries much later after the separation wall. In a Restoration, the salts introduced into the cleaning system and no longer store on the surface, this will make it visible to prevent efflorescence.

In a damp-proofing with an injection process fluids are injected through very small holes in the smallest possible intervals. This liquid is then spread to clog pores and capillaries that would otherwise pass on the humidity. This process is referred to as hydrophobic layering. When choosing a waterproofing agent, such as the injection fluid it is also referring to the penetration as a function of penetrating water content of the pores and capillaries of a successful wall drainage must be considered.

Wall drying: now also with modern technology possible to accomplish

Wet and damp walls diminish not only the value of a house, they also present a health risk not to be underestimated for the inhabitants, in particular for children and older people. The appearing of spots and mould reduce the residential quality. In addition, a damp masonry also causes higher heating costs because the heat insulation is by far less efficient than with dry walls.

The costs for wall drying should be always looked at in connection with the saving derived from it by heating costs and have. A wall drying is advisable, in any case, from an economical standpoint if damp is ascertained. The investigation and damage analysis by a professional company should be allowed to be  carried out, upon completion a certificate and, if necessary, a suitable consultation about necessary measures to the wall drying. The specialist, with the newest technology, plans together with the home owner to plan the drying out, supervises all activities during the renovation and arranges regular controlling measurements which provide information about the progress.

Beside the conventional procedures like drilling, cutting and sawing, which require a direct intervention in the masonry, the modern technology today in parallel with the impregnating hydrophobic layering offers electric-kinetic procedures to the wall drying. With the help of hydrophobic layering, damp is prevented.

Water-repellent: active substances of the impregnation

It is not a secret that the main cause for damage to the building materials is penetrating damp. Distributing on the surface until the inside of the materials’ porous structure is full of water and the pollutants penetrate inside of the structural frame thanks to the capillary effect.  Different damages are the result. To detain this process and to prevent or to at least reduce the damp admission, it requires an impregnation of the masonry, often with hydrophobic substances.

A water repellent treatment is the application of active substances that transform the pores and capillary surfaces of the masonry and make them damp proof. The solution is  introduced by an injection treatment procedure into the masonry. Particularly different combinations of silanes and siloxanes haven proven to be effective solutions for this problem. The advantage of both substances is that they are perfectly soluble in organic solvents like alcohol or petrol hydrocarbon. It is to be noted that the penetration depth of the substances is in immediate connection with the active substance concentration which means that a lower suction ability like concrete needs a higher active substance concentration than bricks for example.

The most modern form of treatment against penetrating damp is the cream. These is pure Silane which reaches this consistency through thixotropic. secoTHERM® cream is recommended here, the cream penetrates into the structural materials without leaving traces and achieves amazing results because of it’s high silane percentage.
